The site was originally the garden to a large house. When Oxygen took on the site, the owner had already secured permission for the construction of a bungalow in the south east corner of the site.

Oxygen spent time to understand the needs of the local parish council. The site is adjacent to the Fordham development boundary within Cambridgeshire County Council.

Oxygen promoted the site to request planning permission for bungalow dwellings to meet the needs of the local community in particular the lack of a five-year housing supply.

The local parish council supported the application for four detached bungalows on the site and permission was granted. This significantly increased the value of the land.
